Request the certificado de tradición y libertad if the plot has a registry number. You may find falsa tradición (incomplete rights), an ancestor still listed as owner, or no folio at all. Each situation has a different way out.

You can transfer your possession to a buyer willing to handle the formalisation. It is legal and common in rural areas, but the price is lower and the buyer pool is small — banks will not finance these purchases.

3. Sell directly to a buyer who absorbs the clean-up
