Short answer: a Colombian certificado de tradición y libertad is the property’s legal history. Read it in four blocks: the header (registry number and status), the description (area and boundaries), the numbered anotaciones (every legal act, in order), and the closing notes. The current owner is whoever appears as the acquiring party (“A:”) in the most recent transfer.
If you own property in Colombia from abroad, this one document tells you almost everything a buyer needs to know: who legally owns the property, whether a mortgage or court freeze is attached to it, and whether the chain of ownership is clean.
Online from the Superintendencia de Notariado y Registro (VUR) or at any registry office, using the matrícula number. It costs around COP 20,000 and downloads the same day — you do not need to be in Colombia.
An unpaid mortgage, an open estate, or falsa tradición does not mean you cannot sell — it means the ordinary buyer pool disappears. We buy directly in exactly those situations and handle the clean-up, so you do not have to fly in and litigate.
Find the most recent transfer entry (sale, inheritance award, donation) and look at the party listed as “A:” — the acquirer. That person is the current owner, provided no later entry transfers the property again.
Read through the anotaciones. A mortgage appears as an entry in favour of a bank or creditor; it is only cleared if a later entry cancels it. An embargo is a court-ordered freeze that blocks any sale until a lifting entry is registered.
